The Process of Buying a Home

Buying your next home is a HUGE financial decision that requires careful planning and preparation. If done correctly, you can put yourself and/or your current family in a very good spot to build wealth over time. When you're considering purchasing a home, there are several necessary steps you need to take to ensure a successful and stress-free buying process. In this post, I'm going to summarize the key steps to buying your dream home! 

Step 1: Determine the budget you can work with and get pre-approved for a mortgage. Before you start searching for homes, it's important to determine how much you can spend realistically. This will help you narrow down your search and avoid falling in love with homes that are outside of your budget. Start by evaluating your income, expenses, and any debt you have. Then, use a mortgage calculator (Zillow's Mortgage Calculator is fantastic) to estimate how much you can afford to borrow based on your down payment, credit score, and other factors. Once you have a grasp on your budget, it's time to get pre-approved for a mortgage. This involves submitting an application and supporting documentation to a lender, who will then evaluate your financial situation and provide you with a pre-approval letter. This letter will outline the amount you're pre-approved to borrow and will help you make a stronger offer when you find a home you want to purchase. Your lender can help out with figuring out the best financial strategy for purchasing your house. 
Step 2: Find a real estate agent! Picking the right real estate agent is key. It can be the thing that makes your experience either fantastic or dismal! A good agent can help you find properties that meet your needs, negotiate with sellers on your behalf, and guide you through the closing process. To find a reputable agent, ask for referrals from friends and family, and read online reviews.
Step 3: Start house hunting. Now that you have your trusty lender and real estate agent in hand, it's time to start the house hunt. Your agent will help you find properties that meet your criteria, and you should also spend time searching online and attending open houses to get a sense of what's available in your desired neighborhoods. When you find a home you like, make sure to schedule a viewing and bring a checklist of must-haves and deal-breakers to keep you organized. 
Step 4: Make an offer and negotiate When you find a home you want to purchase, it's time to make an offer. Your real estate agent will help you draft an offer that includes your proposed purchase price, any contingencies (such as a home inspection), and the closing date. The seller will then either accept your offer, reject it, or counter with their own offer. Negotiations can go back and forth until both parties agree on the terms of the sale. 
Step 5: Conduct a home inspection and appraisal Before closing on the sale, it's important to conduct a home inspection to identify any potential issues with the property. Your agent can recommend a qualified inspector who will evaluate the home's structural integrity, systems (like plumbing and electrical), and other components. If the inspection uncovers any problems, you may be able to negotiate repairs or a lower purchase price. You'll also need to have the home appraised to determine its market value. This will help ensure you're not overpaying for the property and can also affect your mortgage approval. 
Step 6: Close the sale. Once the inspection and appraisal are complete and any necessary repairs have been made, it's time to close on the sale. This involves signing a variety of legal documents, paying closing costs and fees, and transferring ownership of the property from the seller to you. Your agent and lender will guide you through the closing process and ensure everything goes smoothly.
